Park City, UT Real Estate Statistics Through April 2012

The Park City Board of Realtors statistics through April 2012 show that Gross Sales Volume of $349M was down 2% from the same period in 2011, though sales for the month of April were stronger than April, 2011. Overall pending sales are up over April 2011. Distressed properties are having a minimal impact on the current market, as the inventory of distressed properties has been reduced considerably.

Single Family Home Sales showed strength in April and are 56% of the total Sales Volume and are about even with 2011. Thaynes Canyon, Deer Crest, Park Meadows, Kimball and Heber homes showed growth. Average Sales Prices are up slightly. Timberwolf Estates at Canyons had a busy month with 3 homes sold, all over $3M.

Sunrise at Escala to be Timeshares, Canyons, Park City, Utah

The Park Record recently reported that Hyatt Escala Lodge has sold 83 condominiums that comprised Sunrise at Escala to a New York private equity firm, Centerbridge Capital Partners. The property will be converted from a condominium project to a timeshare resort before the 2012/2013 ski season. The project is located at the base of Canyons Ski Resort in Park City, Utah. Completed in June 2009, Sunrise at Escala never came to market due to the flood of condominium projects that came to market that time. In the coming weeks, it is anticipated that a prominent timeshare partner will join the partnership.

Intensive Care Unit at Park City Medical Center is Funded, Park City, Utah

The Intensive Care Unit (ICU) at Park City Medical Center has raised $2M in funding and the first phase is scheduled to be completed in the Fall 2013. The initial phase will be over 6,000 sq. ft. and house four beds. Phase Two will add an additional four beds, when funded. The addition will raise the hospital status to a Level 3 Trauma Center and will reduce the need to transport more critical patients to Salt Lake City via helicopter or ambulance.

The Park City Medical Center would also like to raise $1M for a state-of- art Education Center.

New Cemetery for Snyderville Basin, Park City, Utah

The Summit County Council voted to create a cemetery district in the county, most likely on the PRI property at Kimball Junction, Park City, Utah. The proposal will be placed on the November ballot. The district would be approximately 30 acres with room for 29,000 plots over a 40 year period.

The Council will hold a public hearing at a later date.
