Park City, UT Real Estate Statistics through July 2010

The Park City Board of Realtors statistics for July Year-to-Date 2010 show that Gross Sales Volume of $616M was up 38% from the same period in 2009, while prices were slightly negative; however, there were substantial variations in each property category. The pace for July 2010 was down significantly from July 2009.

Single Family Home Sales were approximately 48% of the total Sales Volume and were up 5% from 2009. Average Sales Prices were down 21%.

Condominium Gross Sales Year-To-Date remained up 125% with sales at theSt. Regis and Empire Pass/Flagstaff. Prices were up 49% due to the sale of the higher priced units.

Residential Lot sales remained slow in July, but up 6% Year-to-Date compared to last year, evenly spread among many areas and price ranges. Promontory is the most active with 103 new listings since the beginning of the year and 22 sales. Sales have been weak in Glenwild and Tuhaye.

Red Ledges lots continued strong for golf community property and they have launched their new “Villas” product starting in the $500k range and “The Heights” at $2.3M to complement the “Cottages” in the $1.0M range.

The Park City Chamber of Commerce recently hosted the annual International Forum. Focused primarily on travel operators, the speakers provided some very interesting facts on the Park City Travel Market.

The Chamber offers the Three Resort International Pass to attract international visitors. It offers discounts on tickets at Deer Valley, Park City Mountain Resort, and The Canyons. Australia is the Park City’s #1 International Market. There are numerous Australian ski clubs and fortunately the economy has been able to largely avoid the Global Financial Crisis. The Australians are beginning to expand their travels more internationally, and Park City is a great destination.

Brazil is also has an active and growing skier community. Although there is no skiing in Brazil, there are over 20,000 members in the American Airlines Ski Club. Brazil will host the 2014 FIFA World Cup and the 2016 Summer Olympics, so there will be considerable international exposure. American Airlines has added a significant number of flights to numerous cities throughout the country to meet the increasing travel demands.
