			<content:encoded><![CDATA[<p>The Luxury Real Estate Market (over $3.0M list) for the full year 2011 was consistent with 2010.</p>
<p>Single Family Home Sales for 2011 were 29 total homes compared to 31 sales in 2010.  The average list price for disclosed sales in 2011 was $4.5M and sold for $4.1M, about a 9% discount to list, but 11% higher than 2010. Average sales price per square foot was $488.   The highest listed disclosed sales price was $7.2M and the lowest at $3.2M.  The highest listed was $10.9M; however the final sales price was not disclosed. Sales were fairly evenly spread from Deer Valley to The Colony at White Pine Canyon to Glenwild. There are currently 91 luxury homes for sale ranging from $3.1M to $49.5M at an average list of $7.2M and $734 per square foot. </p>
<p>Condominium Sales for 2011 were 31 total properties compared to 31 sales in 2010.  The average list price for disclosed sales in 2011 was $4.2M and sold for $3.2M, about a 24% discount to list, and 9% lower than 2010. Average sales price per square foot was $1,191.   The highest listed disclosed sales price was $10.0M and the lowest at $3.2M.   Sales were centered in Deer Valley at St.Regis, Flagstaff and Montage. There are currently 30 luxury condominiums for sale (plus 8 pending sales) ranging from $3.0M to $12.5M at an average list of $4.4M and $1,284 per square foot. </p>

			<content:encoded><![CDATA[<p>The Park City Board of Realtors statistics for Full Year Sales for 2011 show Gross Sales Volume of $1.077B was up almost $64M or 6% from the Full Year 2010, while prices were down about 9%; however, there were substantial variations in each property category and inventory is scarce in some areas. The number of transactions increased 17% over 2010. Distressed inventory was significantly reduced and is not a large percentage of the current inventory available. .  </p>
<p>Single Family Home Sales were approximately 54% of the total Sales Volume and were up 18% from 2010.  Average Sales Prices were slightly down. Upper Deer Valley, Canyons/Olympic Park, the Old Ranch Road area particularly Willow Creek, and Trailside were up significantly from 2010.   </p>
<p>Condominium Gross Sales Full Year were down 13% and prices were also down 22%.  The initial releases of St. Regis and Montage were strong in 2010 but sales have leveled off.  Lower Deer Valley has been strong in 2011. </p>
<p>Residential Lot sales are up 14% Full Year compared to last year, evenly spread among many areas and price ranges.  Promontory is the most active, due to the sale of distressed properties, with 107 new listings since the beginning of the year and 78 sales.  Sales have been weak in Glenwild and Tuhaye with prices still coming down.  Red Ledges had a strong summer and you can play winter golf at the new Red Ledges golf simulator on Main Street. </p>
<p>The Sundance Film Festival starts this week and more venues are booked than the last couple of years. Although the snow pack was a little thin for the holidays, several feet of new snow is forecast for the next several days, which will provide some of the “Greatest Snow on Earth”.  Now is a great time to buy in Park City.  </p>
